We worked with the owner to design a building that would fit the property and his needs allowing for future growth of his business. We then worked with the civil engineers to design the site preserving the mature trees on the property, while maximizing the lot overage keeping the return on investment of the owner in mind.
In order to achieve the aesthetics and lot coverage we worked through a variance with the City of West Fargo’s Planning & Zoning, and City commissions, requiring geotech surveys to ensure the sites stability on the river setback.
We were also able to guide them through the process of financing, using the SBA 504 loan program reducing their capital investment by more than 60%. Upon completion of the building we stayed on to lease up the vacant portion of the building, with full stabilization within 12 months of completion.
